Platinum Certification: Dubinin’Sky Business Center Among the Top Three

The Dubinin’Sky business center, developed by Hals-Development Group and located in the central district of Moscow, has entered the top three projects awarded the platinum certificate under the Clever system. It currently holds the highest rating among all new construction projects. During the verification at the “Design” stage, the project achieved and confirmed a level of 79.6%. Experts from the HPBS Center for Research and Environmental Engineering shared the project’s achievements and innovations.

 

 

 

Key Features

 

The certification process implemented an extensive list of criteria across the three ESG categories, ensuring a comprehensive achievement of strategic goals. Special emphasis was placed on energy efficiency, environmental care, and the quality of the environment. The following measures were implemented:

 

  • The ventilation system is equipped with enthalpy recuperators that extract heat from humid air. This solution provides higher efficiency compared to traditional recuperators and reduces heat loss in ventilation by up to 25%.
  • A facade zoning system for heating was employed, with heating circuits arranged based on sunlight exposure. This allows radiator power to adjust automatically to follow the sun’s movement, minimizing excess heat consumption during peak solar radiation periods.
  • The project includes partial heating of domestic hot water using chillers, saving up to 30% of the heat required for water heating.
  • Through the use of water-efficient plumbing fixtures, the Dubinin’Sky project ensures a reduction of peak hot water consumption by 38.8% and cold water consumption by 51%.
  • Environmentally friendly materials with eco-labels and recycled components were used. A life cycle assessment of the project was conducted, and recommendations for material selection were developed and implemented, reducing CO2 emissions by 15.86%.
  • The project involved a team of qualified specialists with advanced requirements for experience and education, including acousticians, ecologists, hydrologists, life cycle assessment experts, and life cycle cost assessment specialists.
  • Special attention was paid to landscaping and site improvement. Measures were taken to combat the heat island effect by increasing greenery and using light-colored materials for hardscaping and open terraces. A diverse range of plants with low water requirements was selected, designed to provide variety in color, texture, and foliage throughout the year.
  • A waste sorting system was introduced, collecting eight types of waste for subsequent recycling and disposal.

 

 

 

The Dubinin’Sky business center serves as a unique example of implementing and refining an engineering concept with the creation of a digital twin. Two energy models of the building were developed to evaluate the required energy parameters, considering climatic features: a model reproducing architectural and technical solutions based on the initial concept and a model incorporating innovative measures to optimize building performance. Nine configurations with tailored energy-efficient solutions were created for the building. As a result, optimal modernization and energy-efficient measures were selected, providing significant economic benefits and technical feasibility.

  • Development and refinement of unique engineering solutions starting from the conceptual stage;
  • Conducting energy modeling to meet Clever certification requirements;
  • Comprehensive project support to achieve certification and integrate solutions into the project;
  • Performing specialized professional tasks to achieve the target rating, including thermal comfort evaluation (considering climate change), natural lighting modeling, environmental site analysis, and life cycle assessment.

 

The construction of innovative facilities like Dubinin’Sky, which balances life cycle economy, resource efficiency, and environmental sustainability, represents a comprehensive solution for achieving ESG goals. Thanks to its unique implemented solutions, this asset will remain profitable and comfortable for users and employees for a long time after commissioning.

 

 

The Clever certification system is a rating methodology for evaluating the quality and sustainability of properties based on ESG principles. It aligns with the best global standards, such as LEED, BREEAM, and WELL. The system was developed by the VEB.RF Development Institute in collaboration with the National PPP Center. On March 11, Government Decree No. 373 included the Clever certification system in the taxonomy of “green projects” in the Russian Federation, supported by Government Decree No. 1587.
